Site Prep Checklist

Site Prep Checklist

Make sure your land is ready for a stress-free delivery. Here’s what to check off:

  • Ground is clear of trees, rocks, and debris
  • Site is level, firm, and compact
  • No overgrown vegetation or soft spots
  • Proper drainage is in place to prevent water pooling
  • The delivery path is open and unobstructed
Expandable Home Foundation Options

Expandable Home Foundation Options

Our most common foundation is a concrete slab poured directly onto the ground. It’s typically reinforced with mesh or rebar and built with thicker edges for long-term strength.

Concrete piers are placed under the new unit's key points. Piers foundations are ideal for ventilation and permanent setups.

A low-impact expandable home foundation made from compacted gravel and concrete blocks. It is best suited for temporary installation or sites that may change over time.

Utility Setup

Utility Setup

All utility connections, including water, electrical, sewage, and gas (if applicable), should be completed before your ADU home arrives. We recommend working with a licensed professional to ensure everything is safe and ready to connect when your unit arrives.

Delivery Access

Delivery Access

We need a clear path to deliver your prefab home. You need to make sure that the trucks have space to drive in, turn, and unload safely. That means removing any trees, fences, or low-hanging wires. If the site is inaccessible by truck, we can arrange crane placement.

Permits & Zoning

Not sure if you need a permit? Some locations do. If your city or county requires zoning approval or building permits, we’re here to support you through the necessary steps.

Ready to Prepare Your Land?

Site Prep FAQ’s

Whether you’re planning a guest house, rental, or permanent residence, here’s what you need to know to get your site ready.

Still Have Questions?

All three foundation types have their purpose. A slab on the ground is the most stable and durable option, but the pier foundation and gravel base are suitable alternatives.

We recommend having water, electricity, and sewage systems in place before delivery. Having them set up in advance helps avoid delays and gets you move-in ready faster.

Yes, you can install the foundation yourself with the right tools and knowledge. If you would prefer assistance, we can recommend trusted contractors in your area, or we can offer paid installation support.

Your site should allow a truck to enter, turn, and offload the unit with clear paths and solid ground. If access is limited, we can use a crane to lift and place the home accurately.

Your land will need to be graded before installation. We recommend working with a local contractor to prepare your site correctly.

No, the site preparation isn’t included in the base price. However, we can offer this service at an additional fee or recommend the best local contractors in your area.
